Half of Mortgages Are Under 4%. Why Free and Clear Sellers Win.
With most homeowners locked into low rates, free and clear sellers are the natural solution for buyers needing seller financing to bypass the banks.
A title company gets a file where the buyer has a material down payment but walked away from a bank rate. The seller owns the property outright and agrees to hold the paper instead. This keeps the deal alive and moves the file directly to the closing table. The agent secures their commission, and the parties avoid starting the entire listing process over from scratch.
Right now, 52.5 percent of mortgaged homeowners have a rate below four percent, and 20.4 percent are sitting below three percent. They are simply not selling. The 30-year fixed-rate mortgage averaged 6.30 percent in mid-April. This rate lock-in freezes supply across the board, meaning the listings that do hit the market are frequently owned free and clear or belong to sellers who absolutely must move.

Where buyers and realtors should look
Buyers shut out by traditional lending costs need a different approach. The principal and interest payment on the average-priced home was $2,091 in early 2026. Incomes would need to rise a little over 15 percent just to restore pre-pandemic affordability ratios. That math pushes many working families out of the conventional mortgage market entirely. According to a recent profile of home buyers and sellers, 43 percent of first-time buyers said the mortgage application and approval process was more difficult than expected.
The traditional avenues for entry-level financing are also shrinking. The Federal Housing Administration share of first-time buyers fell from 55 percent in 2009 down to just 28 percent in 2025. With federal programs covering less ground, buyers need alternative paths to homeownership. The natural seller-financiers are those owners with no mortgage. All-cash purchases hit a record 26 percent recently, and over time, those cash buyers become free and clear sellers.
When those individuals are ready to list, they do not have a mortgage to clear. Real estate agents and title attorneys can piece these deals together when a conventional buyer cannot qualify. Selling a home this way keeps the transaction moving. The seller earns interest as a "lender".

It is common that either the buyer or the property fails to meet loan requirements. The Consumer Financial Protection Bureau estimated that 7.0 million U.S. adults were credit invisible in December 2020. Sellers do not need to be seasoned investors to offer these terms. Over half of the creators of seller-financed notes in last year's data were individuals, not corporations or trusts. Also, 86 percent of those creators only set up one note in the year. Offering seller financing can turn a stagnant listing into a closed file.
Bypassing the bank fees
Under Louisiana law, a Bond for Deed is a real estate contract where the buyer pays the cost through installments and the seller transfers title once a specific amount is settled (La. R.S. 9:2941). The structure provides a clear alternative to a cash sale. The buyer gets to purchase the property today without waiting for national lending rates to drop. This bridge financing through a Bond for Deed lets a buyer secure the property now and ride out the current market conditions. They begin building equity immediately through amortization rather than paying rent.
Choosing a Bond for Deed saves both parties money on closing costs. You do not have to pay points, mandatory appraisal fees, or survey fees. Buyers also avoid the added monthly expense of private mortgage insurance. Refinancing remains an easy future option if lending rates drop, property appraisals rise, or an individual's credit score gets better. The buyer gets the benefits of homeownership while the seller secures a steady income stream from the interest.
A seller offering terms still needs professional administration. A one-time seller should never act as a collection agency or a property manager. An escrow agent handles the payment collection and keeps a precise ledger. Escrow Services acts as a neutral third party in seller-financed real estate deals, managing the contracts and ensuring every detail is handled properly.
Keeping the ledger clear
Escrow Services manages the administration of these files from day one. We collect the monthly payments via ACH drafting and disburse the funds directly to the seller. We also handle the tax and insurance escrows so the property remains protected against unpaid bills or lapsed policies. Our one-time setup fee for a Bond for Deed is $475, and the monthly servicing fee is $40. The parties decide together whether the buyer or the seller pays that monthly fee at closing.
Our servicing completely automates the collection process for the seller. If a payment is not received within the grace period, which is typically ten days after the due date, late fees are applied automatically. We handle all the accounting and maintain full recordkeeping. We manage the borrower questions so the seller does not have to intervene. This provides institutional-quality servicing at a price point that makes sense for individual sellers.
Buyers rely on accurate records when it is time to take full title. We provide a complete third party account history. When a buyer decides to refinance or sell the home, they have the exact payoff statements and payment histories required by conventional mortgage underwriters. Payments made to a licensed escrow agent are viewed by underwriters as payments to an independent third party. Those mortgages are often treated as refinances rather than purchase loans.
Real estate professionals who understand these mechanics bring more value to their clients. Title companies and closing attorneys look for reliable escrow support and fast communication. We prepare, notarize, and file the required memoranda in the public records to get the file set up properly. Our team tracks the balances. Escrow Services is licensed, examined, and bonded by the Louisiana Office of Financial Institutions. Passing the administrative work to a licensed agent protects both the buyer and the seller.
