Sales Stalled at 4.06 Million. Seller Financing Moves Inventory.

When high rates and rigid underwriting push conventional buyers out of the market, a well-structured Bond for Deed gives sellers a way to close the deal.

Consider a familiar scenario: a title company gets a file where a listed property sat for three months, the seller dropped the asking price twice, and a willing buyer just fell out of escrow. The buyer had a steady income and a material down payment, but their debt-to-income ratio missed the conventional underwriting cutoff by a fraction of a percent.

The national housing numbers reflect this exact bottleneck. The National Association of Realtors reported that existing-home sales stalled at 4.06 million in July 2026. Meanwhile, Freddie Mac recorded the 30-year fixed-rate mortgage at 6.69% in early August. Buyers face a steep climb, and the St. Louis Federal Reserve noted that lenders denied more than 526,000 home purchase applications in 2024. That means roughly one in six conventional mortgage applications ends in a denial, often due to strict debt-to-income limits.

Sellers staring at an empty open house often assume that anyone who cannot secure a bank loan must have terrible credit. Many individuals simply do not fit the rigid criteria of institutional lenders. First-time buyers have fallen to just 21% of purchases, the lowest share since tracking began in 1981. A buyer might be newly self-employed, recently divorced, or waiting on another property to sell. They have funds for a down payment, but they cannot cross the finish line with a traditional bank.

Broadening the buyer pool with seller financing

When the conventional buyer pool shrinks, inventory sits on the market. That inventory is exactly what a seller can finance to get the deal closed. A Bond for Deed bridges the gap between a willing seller and a capable buyer. Louisiana law, specifically La. R.S. 9:2941, defines a bond for deed as a contract to sell real property in which the purchase price is paid by the buyer to the seller in installments, and the seller agrees to deliver title to the buyer after payment of a stipulated sum. The Purchaser gets the keys and takes over the property, while the Seller acts as the lender and earns interest.

This structure allows the parties to set terms that work for their specific situation, independent of bank approval. If a buyer cannot qualify for a loan because of a high debt-to-income ratio, the Seller can review their financial history and choose to accept a material down payment instead. According to corrected estimates published by the Consumer Financial Protection Bureau in 2025, 7.0 million adults were completely credit invisible in December 2020. The agency also noted that a 2010 benchmark showed 29.7 million individuals had unscored records. These individuals are shut out of traditional mortgages but remain prime candidates for owner financing when a seller is willing to hold the paper.

Managing the transaction through a neutral escrow agent

Handling a 15-year or 30-year installment contract requires precise accounting and regular reporting. Neither the Seller nor the Purchaser wants to spend decades manually tracking principal and interest breakdowns on a spreadsheet. Escrow Services acts as a neutral third party in seller-financed real estate deals. We manage the contracts, collect the monthly payments via ACH drafting, and ensure the accounting and disbursements are handled accurately. When a seller offers owner financing, using a licensed professional third-party administrator maintains an arms-length transaction.

Title companies and closing attorneys rely on us to step in once the closing documents are signed. Setting up a new Bond for Deed account with ESI requires a few specific items from the closing table. The closing attorney sends us the completed service agreement, the executed Bond for Deed, the Closing Disclosure or settlement statement, and the W-9 forms for both the Purchaser and the Seller. We also need the current mortgage statement if there is an underlying mortgage, along with the insurance declarations and the tax bill.

Our fee structure is straightforward. The Bond for Deed setup fee is a one-time charge of $475, accompanied by a flat $40 monthly servicing fee. The parties decide at closing whether the Purchaser or the Seller will pay that monthly fee. That flat rate covers the heavy lifting of contract administration. We collect the payments, distribute funds to any underlying mortgage holders, and manage tax and insurance reserves.

Providing a clear path to future refinancing

A Bond for Deed does not always run for its full 30-year amortization schedule. Many buyers use seller financing as a bridge. They purchase the property today, lock in their housing costs, and wait for a period when mortgage rates become more favorable or their personal credit profile improves. Once the buyer is ready to apply for a conventional loan to pay off the contract balance, the traditional lender will want to see a flawless payment history.

This is where a commercial escrow agent makes the transition straightforward. Because payments made to ESI go through a licensed third-party trust account, mortgage underwriters view them as verified payments rather than informal arrangements between private individuals. When the Purchaser applies for a conventional loan, ESI provides a complete third-party account history and an accurate payoff statement. The payoff statement calculates the remaining principal balance and per diem interest up to the projected closing date, giving the new lender exactly what they need to underwrite the new loan.

Local markets are feeling the pinch of higher borrowing costs. In St. Tammany Parish, the July 2026 median home price reached $307,900 across 374 closed sales. Buyers in that price range are looking closely at their monthly payments, especially with Louisiana's high property insurance premiums factoring into their budgets. If a seller refuses to drop their asking price to compensate for the higher cost of borrowing, offering owner financing gives them a competitive edge. Sellers and Purchasers negotiate Bond for Deed terms directly, enabling them to settle on interest rates better than bank options while ensuring a good return for the Seller.

Stability in the servicing agent is just as vital as the financing terms themselves. Escrow Services, Inc. is licensed, examined, and bonded by the Louisiana Office of Financial Institutions. We have operated as an independent third-party servicer since 1985, servicing seller-financed transactions across the state. Realtors and attorneys need a reliable partner to handle the complexities of a decades-long contract. When you trust a company to collect payments and disburse them accurately for the next fifteen or thirty years, you want a servicer with a proven track record, not a startup software platform.
