Financing Terms Win the House in a Tight St. Tammany Market

When housing inventory tightens, sellers who carry the note and buyers with a strong down payment bypass conventional mortgage barriers.

A hand holds a golden key above a tied stack of documents with a blue house in the background.

A title company gets a file where a highly motivated buyer has the funds for a substantial down payment, but their debt-to-income ratio narrowly triggers a conventional bank denial. The seller wants to close quickly and offers to finance the purchase to hold the deal together. When supply contracts and affordability drops, financing terms determine who wins the house.

St. Tammany Parish inventory fell to a 4.4-month supply in August 2026, dropping 9.8 percent year over year to just 1,418 active listings. The median sale price reached $300,000, pushing the local housing affordability index down to 97. Across the wider New Orleans Metro area, the affordability index fell to 101, and in Orleans Parish it dropped to 83 as the median price climbed to $354,000. As conventional purchasing power weakens, alternative arrangements give both sides of the transaction a clear path forward.

Sellers Control the Process

As rates remain elevated, the ability to carry a note gives property owners a distinct advantage in a restricted market. Freddie Mac reported the average 30-year fixed-rate mortgage at 6.71 percent in early September 2026. High rates combined with rising insurance costs keep many willing purchasers out of the conventional market. Conventional lenders denied more than 526,000 home purchase applications in 2024, with denial rates jumping 15 to 17 percentage points once debt-to-income ratios hit 50 percent.

Owners who offer a bond for deed bridge this gap. By financing the property themselves, they earn interest as the 'lender' and sell the property as is. They bypass conventional underwriting delays and avoid the need to fund lender-required repairs. Because the seller sets the qualification standards, they can select a purchaser who demonstrates financial stability through a material down payment rather than a rigid bank formula.

Under Louisiana law, a bond for deed is a contract to sell real property in which the purchase price is paid in installments. The seller keeps title during the payment period and delivers title only after the stipulated sum is paid. The seller is not a landlord. The purchaser assumes responsibility for the property, typically paying taxes and insurance directly or through an impound account. If the transaction involves an existing underlying mortgage, the seller can offer terms without requiring the purchaser to assume that specific loan.

Sellers must provide standard property disclosures. Louisiana’s residential property disclosure laws apply to transfers by bond for deed, just as they do for a standard sale. Starting in January 2027, this requirement will also extend to sellers of vacant residential property.

Buyers Compete with Cash Down

National data shows first-time buyers accounted for just 21 percent of recent purchases, the lowest level recorded since 1981. Meanwhile, the median overall down payment reached 19 percent, and all-cash purchases hit a record 26 percent. Purchasers who have saved cash but cannot secure a traditional loan can use that capital to their advantage in a bond for deed transaction. A strong down payment gets a seller's attention and reduces the principal balance immediately.

Forty-three percent of first-time buyers reported that the mortgage application and approval process was somewhat or much more difficult than expected. A bond for deed removes that friction. There is no requirement for the buyer or the real estate to qualify for a traditional bank loan. The purchaser saves money by avoiding points, appraisal costs, survey fees, and private mortgage insurance.

Under a bond for deed, the purchaser holds the benefits of home ownership. They build equity through contract amortization and market appreciation. The purchaser can refinance into a traditional mortgage when their credit improves or interest rates change.

Structured Third-Party Administration

Setting up these transactions requires clear financial boundaries and professional recordkeeping. Direct collection often leads to disagreements over interest calculations or late payments. Statutes in Louisiana require that when a house has an existing lien, every installment in a bond for deed deal must go through a certified escrow representative. Escrow Services, Inc. is registered, audited, and holds a bond from the Louisiana Office of Financial Institutions to serve as an impartial intermediary.

At Escrow Services, Inc., our staff handles the documentation and makes the procedure easier. We collect the monthly payment via automated ACH draft, distribute the exact required amount to the underlying mortgage holder, and disburse the remainder to the seller.

A third-party administrator removes the personal friction from the transaction. We track balances, manage tax and insurance accounts, and provide objective payment histories. If a payment is not received within the 10-day grace period, we automatically apply the late fees. When a purchaser eventually refinances to take full title, mortgage underwriters view the ESI ledger as evidence of timely payment to an independent third party, treating the new loan as a refinance rather than a purchase loan.

Getting to the Closing Table

The setup process fits smoothly with standard real estate practices. Realtors, attorneys, and title companies rely on third-party administrators for reliable escrow support and fast communication. The closing professional submits our Document Preparation Form with the projected closing date and file number. We draft the closing documents, send a draft for approval, and email the final package to the title company.

We prepare, notarize, and file the memoranda in the public records. At closing, we collect the setup fee, executed service agreement, settlement statement, current mortgage statement, and bank authorization forms. Our team checks the paperwork to ensure accurate servicing setup.
