Owner Financing Is How the Next Generation of Buyers Gets In
Conventional lending is shutting out younger buyers, but sellers who offer a Bond for Deed or private mortgage can set their own down payment rules.
A title company gets a file where the buyers have a solid down payment saved up, but the conventional lender just kicked the application back for another month of paperwork. Realtors watch perfectly negotiated purchase agreements expire while underwriters demand a third letter of explanation for a minor bank deposit. The buyers are exhausted. The seller wants to close so they can move on. Everyone is sitting at the table staring at a stalled deal because the traditional financing box is just too rigid.
First-time buyers have dropped to just 21% of the market, the lowest share since tracking started in 1981, and their median age has hit a record 40. Before 2008, that first-timer share consistently hovered around 40%. The typical first-time buyer is now putting down 10%, which is the highest barrier to entry seen since 1989. To top it off, 43% of these new buyers report the mortgage application process was more difficult than they expected. Meanwhile, cash buyers took a record 26% of purchases, squeezing out younger families who rely on financing.

Conventional Lending Excludes Too Many Buyers
The conventional path asks for more cash and more paperwork than younger buyers usually have on hand. It is not just the down payment keeping them out. The national home price-to-income ratio recently hit 4.8 to 1. That is a steep climb compared to the historical long-run average near 4 to 1. Incomes would need to rise a little over 15% just to restore the pre-pandemic affordability ratios. The principal and interest payment on the average-priced U.S. home was $2,091 early this year, consuming nearly 28% of median household income.
Many buyers who can easily afford a monthly payment of $2,000 are simply rejected by automated underwriting. The Consumer Financial Protection Bureau recently estimated that 7 million adults were considered entirely credit invisible. They pay their rent, they pay their utilities, and they save their money. Yet they do not fit the conventional algorithm. Back in the day, local bankers knew their customers and made loans based on character and capacity. Today, the process is sterile, rigid, and unforgiving.
Buyers are frustrated, and sellers are equally frustrated when perfectly good offers fall apart at the last minute because an underwriter did not like a line item on a bank statement. This is exactly where owner financing steps in to save the transaction.
Sellers Control the Qualification Rules
When a seller offers owner financing, they decide who qualifies. They set the down payment requirement. They dictate the terms. A seller-set down payment changes exactly who can buy the property. Instead of waiting for a 40-year-old with a pristine 10-year credit history and a 10% down payment, the seller can work with a younger buyer who has a material down payment and steady employment.
This is not a niche concept. The industry saw 87,212 seller-financed notes created across the country in 2025, totaling $29.5 billion in volume. Residential properties made up 62% of those notes. The average residential note sat at $272,856 with a 76% loan-to-value ratio. Sellers are clearly seeing the value in holding the paper and earning a return on their equity, with individuals creating 55% of these notes.

Sellers have two primary vehicles to offer this financing in Louisiana: a Bond for Deed or a private mortgage. Under a BFD, the seller keeps the title during the payment period and agrees to deliver title only after the stipulated sum is paid. It is a highly effective way to sell property when the purchaser does not immediately qualify for a new bank mortgage. The terms of the agreement are strictly between the Purchaser and Seller. By removing points, appraisal fees, survey fees, and Private Mortgage Insurance from the equation, buyers keep more cash in their pockets at closing.
Professional Servicing Makes It Work
Once the parties agree on the price and the terms, the next step is managing the actual payments. This is where many individuals make a critical mistake. They try to collect the checks themselves. They try to keep track of the principal and interest on a legal pad or a spreadsheet. Do not do this. It always ends in confusion, missed payments, and frustration.
Louisiana law requires the services of a neutral third party in many of these deals. Specifically, La. R.S. 9:2943 dictates that all buyer payments under a Bond for Deed on property burdened with a mortgage must be made to a licensed escrow agent or a bank. The escrow agent distributes each payment between the seller and the underlying mortgage holder in the proper proportion. This protects everyone involved.
Escrow Services, Inc. is an independent third party servicer of seller financing instruments. We act as a neutral third party in seller-financed real estate deals. We manage the contracts, collect the payments, and ensure every payment detail is handled professionally. ESI is licensed, examined, and bonded by the Louisiana Office of Financial Institutions.
When you engage ESI to service your private mortgage note or Bond for Deed, you get professional administration. We handle the automated ACH drafting of payments directly on the due date. We maintain a complete third party account history. We manage the tax and insurance reserves so the property stays protected. We apply late fees automatically if a payment is not received within the grace period.
For a BFD, our one-time set up fee is $475, with a $40 monthly servicing fee. The buyer and seller can choose who pays that monthly fee. For private mortgage servicing, the setup fee is $150 and the monthly fee is $25. We believe in providing reasonable rates for serving as your escrow representative. We provide institutional-quality servicing at a price point that makes sense for individual sellers and small investors.
By using a licensed professional, the seller earns interest on their equity without taking on the headaches of being a collection agency. The buyer gets the chance to build equity through amortization and appreciation while they work toward traditional refinancing down the road. They receive a clear, accurate payoff statement from us when they are finally ready to take title or refinance. Our documentation ensures underwriters see a verified payment history from an independent third party.
