How Six Months of Rising Rates Altered a $250,000 House Payment
How a six-month climb in interest rates impacts a typical $250,000 Northshore house payment and why a Bond for Deed offers a necessary bridge.
A title company gets a file where a young buyer wants to purchase a $250,000 property on the Northshore. The buyer has steady employment, a solid credit history, and enough cash for a material down payment. The seller has agreed to the purchase price and is ready to move. Then the conventional lender runs the final debt-to-income numbers and stops the closing cold.
The file is denied.
When mortgage rates climb for six months straight, the math changes drastically for conventional borrowers. The monthly payment shock forces buyers out of conventional lending limits, derailing otherwise healthy deals. For real estate professionals trying to save the transaction, seller financing via a Bond for Deed serves as a practical alternative.
The Six-Month Rate Climb
Interest rates steadily increased from the spring into the fall of 2026. According to Freddie Mac, the 30-year fixed-rate mortgage averaged 6.00% in early March 2026. By the beginning of July, the average sat at 6.43%. Rates continued to climb into the late summer, and by the final week of September, that same weekly average had reached 7.03%.

Property values climbed alongside those borrowing costs. In St. Tammany Parish, the market presented a rapidly moving target for buyers. In January 2026, the median home price was $283,900. By June 2026, the median hit $326,069 before settling at $300,000 in August. During that same period, the average home price in the parish reached $363,089, and year-to-date closed sales rose 11.1% to 2,639 transactions.
Inventory in the parish dropped 9.8% year over year to just 1,418 homes for sale in August, leaving only 4.4 months of supply. St. Tammany homes spent just 57 days on the market on average. Buyers found themselves competing for limited inventory in Mandeville, Covington, and Slidell while their purchasing power steadily evaporated. Consequently, the housing affordability index for St. Tammany Parish fell to 97.
How the Math Breaks Conventional Loans
Let us look at what that interest rate climb does to a $250,000 house payment. In March 2026, the four-week average for a 30-year fixed conventional mortgage was 6.18%. By September 2026, the average rate across the month had climbed to 6.86%.
That difference adds more than $110 a month to the principal and interest payment alone. Over a full year, the buyer needs to cover an additional $1,320 just to carry the exact same $250,000 debt. For borrowers near the edge of their approval limits, this increase is not a minor inconvenience. It triggers automatic lender denials.
The core problem is the conventional underwriting formula in a high-rate environment. Incomes have not kept pace with the combined rise in property values and borrowing costs. Data from ICE shows that the national home price-to-income ratio sits near 4.8 to 1, well above the long-run average of 4 to 1. Incomes would need to rise a little over 15% just to restore pre-pandemic affordability ratios.
Because buyers cannot instantly increase their income by 15%, they hit a rigid ceiling. The St. Louis Fed noted that mortgage denial rates jump 15 to 17 percentage points once a borrower reaches a 50% debt-to-income ratio. Lenders denied more than 526,000 home purchase applications in 2024, representing about one in six applicants.
When traditional lenders say no, the parties need a different path to the closing table.
The Bond for Deed Solution
This is where a Bond for Deed becomes a highly effective tool. A Bond for Deed is a specific form of seller financing defined by Louisiana law. It is a contract to sell real property in which the purchase price is paid by the buyer to the seller in installments. The defining feature is that the seller agrees to deliver title to the buyer only after payment of a stipulated sum.

Under a Bond for Deed, eligibility for a conventional loan isn't required for the buyer or the real estate. The buyer and seller negotiate the purchase price, the down payment, the interest rate, and the monthly payment schedule directly. This bypasses the strict debt-to-income constraints of conventional underwriting. The buyer gets the benefits of home ownership rather than tenancy and builds equity through contract amortization and market appreciation over time.
The seller also gains specific advantages from this arrangement. The property sells as is, meaning the parties avoid conventional appraisal hurdles or lender-required repairs that often delay closings. The purchaser typically pays the property taxes and homeowners insurance. The seller earns interest on the financed amount, functioning effectively as the "lender" while retaining legal title to the property until the contract is fulfilled.
Professional Servicing and Recordation
Direct collection between a buyer and seller is not recommended. More importantly, Louisiana law sets strict rules for these transactions when the property has an existing mortgage.
Under La. R.S. 9:2943, if an encumbrance exists on a property, every payment from the buyer goes to a financial institution or an authorized escrow professional. Escrow Services, Inc. steps into this role to manage the funds independently. We are licensed by the Louisiana Office of Financial Institutions, the same regulatory body that oversees banks and savings and loans. To protect the funds, we maintain a federally insured escrow deposit account solely for buyers' monthly payments.
Escrow Services, Inc. prepares the required documents, including the Memorandum of Bond for Deed, which is filed in the public records. Recording the agreement provides clarity for the buyer's interest in the property. A title company or closing attorney simply sends us a Document Preparation Form to begin the process.
We collect the buyer's monthly payment via automated ACH draft and distribute it properly. Our systems handle the disbursement of funds to the underlying mortgage holder first, with the remainder going directly to the seller. This structure ensures the underlying mortgage is properly serviced until all payments are completed.
A Bond for Deed acts as an interim tool until borrowing rates or conventional approval terms become more advantageous. This setup permits buyers to purchase the property today and refinance once property values increase or the home is improved. While the buyer occupies the property, they avoid the costs of conventional points, formal appraisals, surveys, and private mortgage insurance.
Once the purchaser prepares for refinancing into a standard loan with lower interest, specific records will be required. Mortgage underwriters want to see payments made to an independent third party as evidence of timely performance. Because every payment passes through our trust account, we provide the certified account histories and accurate payoff statements that banks require.
